Enman Construction — FAQ (Edmonton & Area)

1) What does Enman Construction specialize in?

We specialize in interior renovations, suite turns, multi-family unit upgrades, and restoration repairs (including flood-related repairs once drying/abatement is complete). We work heavily with property managers, condo boards, and building owners across Edmonton and surrounding areas.

2) What areas do you service?

We service Edmonton and the surrounding region, including Sherwood Park, St. Albert, Leduc, Beaumont, Spruce Grove, and Fort Saskatchewan.

3) What kind of projects do you NOT do?

To keep quality high and timelines tight, we typically do not take on:

  • Civil/utility installation

  • Roadwork, drainage, large excavation, or land development

  • Major land work or heavy site servicing

If you’re unsure, send the scope—we’ll tell you quickly.

4) Do you do full unit renovations (turnovers)?

Yes. We handle full suite turns including:

  • Flooring (LVP, transitions, base/case)

  • Paint (full unit, smoke/odor sealing primers)

  • Kitchens (cabinets, counters, fixtures, backsplash)

  • Bathrooms (vanities, tubs, surrounds, plumbing fixtures)

  • Doors/trim, hardware, lighting, minor electrical

5) Do you work in occupied units?

Yes—occupied unit work is common for us. We plan around:

  • Clear communication + scheduling

  • Dust control and daily cleanup

  • Respectful, quiet workflow

  • Phased access (kitchen/bath sequencing)

6) Do you provide itemized quotes?

Yes. We can quote in a few formats depending on the client:

  • Detailed line-by-line scope (materials + labour)

  • Jobber-ready grouped line items

  • Budget pricing / ballparks for planning

  • Insurance-style scopes (when appropriate)

7) Can you quote from photos or a walkthrough?

Both. For best accuracy we prefer a site walkthrough, but we can start from:

  • Photos + dimensions

  • Floor plans

  • 3D scans / scans + notes

  • A “target budget” framework (good/better/best)

8) What’s your typical timeline to start?

It depends on scope and trade availability. For many interior projects, we can:

  • Provide a quote quickly after walkthrough

  • Start smaller jobs faster

  • Schedule larger renos in phased blocks

If you have a hard deadline, tell us upfront—we’ll design the plan around it.

9) Do you include contingency for hidden issues (especially flood work)?

We can—especially on restoration or flood-related work, where concealed damage can exist. We typically use:

  • A contingency allowance, and/or

  • A change order clause for discovered damage

That way the project stays fair and transparent.

10) Are you insured? Do you have WCB?

Yes—Enman carries appropriate insurance and coverage for professional work. If your PM or insurer needs documents, we can provide them.

11) Do you handle permits?

For projects requiring permits, we can coordinate and manage the process. Some jobs don’t require permits; others (structural changes, major electrical/plumbing, legal suite upgrades) do.

12) Can you remove walls or do structural changes?

We can quote wall removals and scope the right process. If a wall is structural, we’ll ensure it’s handled properly (engineering/permit path where required).

13) Do you do kitchens and bathrooms?

Yes—this is a core part of our renovation work. We can supply and install:

  • Cabinets + countertops

  • Sinks/faucets

  • Backsplashes

  • Vanities, tubs, surrounds

  • Hardware and finishing

14) Do you do flooring and painting?

Yes—these are two of our most common scopes.

  • Flooring: LVP, baseboards, transitions, floor prep, demo/disposal

  • Painting: full unit repaints, ceilings/walls/trim, and odor/smoke sealing primers when needed

15) How do payments work?

Most projects use:

  • An initial deposit (commonly used for material ordering and scheduling), and

  • Progress draws based on milestones

We’ll outline payment structure clearly in the quote.

16) How do we request a quote?

Send:

  • Address + unit/building details

  • Photos (if available)

  • Desired scope + timeline

  • Any constraints (occupied, access hours, elevator booking, etc.)

Then we’ll book a walkthrough and build the estimate.
